APC: Marketing Property (Only at WAKEFIELD)
Letting property requires an understanding of factors
such as client objectives, investment aims, and how lease terms influence
rental value, capital value, estate management, rental growth prospects and
perhaps redevelopment or refurbishment potential.
Sales and development work will involve consideration of disposal
methods, and other factors e.g. should planning consent be secured before
marketing? An agent must be familiar with agency law, and how to conduct
themselves during property transactions.
SPEAKER:
Austen
Imber
Austen is a training and development adviser, and APC
assessor whose further interests include the position as editor/author of
Estates Gazette’s Mainly for Students series.
He has worked as a general practice surveyor in the private practice,
public and corporate sectors, and retains an advisory role in respect of
some previous interests.
AIMS:
The
seminar ensures that candidates are aware of what they need to know in
respect of marketing having regard to factors including their choice of
critical analysis, specialist area (as advised on RICS final assessment
application forms) competencies and experience stated in the summary of
progress/experience.
SCOPE OF THE SEMINAR:
The seminar will:

Summarise initial processes in respect of marketing,
including conflict of interest, terms of instruction, client objectives,
inspection, measurement, marketing report, valuation/pricing etc.

Make links between marketing and landlord &
tenant, estate management, investment, valuation, planning and
development work.

Examine the pros and cons of methods of disposal:
auction, private treaty, tender.

Examine marketing different property interests and
managing budgets.

Consider market factors such as rents, yield, market
and economic conditions.

Summarise key law e.g. the Property Misdescriptions
Act, Misrepresentation Act and Estate Agents Act
