	APC: Landlord
    & Tenant (Only at HAYDOCK)
    Candidates with the Landlord & Tenant competency
    require a good working knowledge of rent review and lease renewal
    processes.  Candidates must also demonstrate an understanding of the
    effects of all lease terms on value and ongoing estate management aspects in
    particular. 
    At level 3, an appreciation will be required of how dispute resolution
    processes can be drawn on for the benefit of negotiations, including
    arbitration and independent expert at rent review, and court and PACT at
    lease renewal.

     Austen is a training and development adviser, and APC
    assessor whose further interests include the position as editor/author of
    Estates Gazette’s Mainly for Students series. 
    He has worked as a general practice surveyor in the private practice,
    public and corporate sectors, and retains an advisory role in respect of
    some previous interests. 
   AIMS:
    The
    seminar ensures that candidates are aware of what they need to know in
    respect of landlord and tenant having regard to factors including their
    choice of critical analysis, specialist area (as advised on RICS final
    assessment application forms) competencies and experience stated in the
    summary of progress/experience. 
   SCOPE OF THE SEMINAR:
    The seminar will: 
    
      - 
        
Summarise the links between landlord and tenant and
        other competencies/areas of work such as marketing, valuation, estate
        management, planning and development appraisal. 
        
      - 
        
Provide examples of rent review and lease renewal
        processes, combining the key technical and tactical issues. 
        
      - 
        
Examine key issues in more detail, such as the
        grounds for securing possession, surrender and renewal alternatives, and
        how new lease terms are determined. Again, this includes applied
        practical issues which build on technical points. 
        
      - Explain the key aspects of dispute resolution, and what candidates
        need to know.
